GAS & SERVICING

Some gas appliance installations can be completed within a day- this depends on the type of appliance and the complexities presented due to old or pre-existing pipe work. We take good care and attention when installing or servicing a gas appliance, making sure that your appliance is left as safe as possible and we always certify our installations. We are fully qualified and accredited by “Gas Safe”- the official governing body of gas installers in the UK.

We are extremely proud of our glowing reputation when it comes to repairs, and we are keen to maintain it! We appreciate how costly it can be for customers when repairing a gas appliance, this is why we strive to stay competitive and will do everything we can to resolve the issue on the first visit when possible. In addition, to keep things as fairs as possible, our diagnostics/call-out charges are deducted from the final cost of repairs.

We can also offer our customers gas safety inspections and landlord gas safety certificates (CP12). The system we use allows us to email and text a link directly from site to a landlord where the certificate can be viewed, downloaded, printed or emailed at the click of a button. In an emergency situation this can be a very helpful tool for us and our customers.

TIP: Most boiler manufacturers require an up-to-date “Service Log” on the appliance to carry out any guarantee work. A yearly service not only prevents your guarantee from being void but most importantly ensures the safety of everyone living in the property.

Landlords & Gas Safety

In the United Kingdom, landlords have a legal responsibility to ensure that the gas appliances, flues, and pipes in their rental properties are safe for tenants to use. This includes having an annual gas safety check carried out by a Gas Safe registered engineer, and keeping a record of the check.

The Gas Safety (Installation and Use) Regulations 1998 require landlords to:

  • Ensure that all gas appliances, flues, and pipes in their rental properties are maintained in a safe condition

  • Have all gas appliances and flues checked for safety at least every 12 months by a Gas Safe registered engineer

  • Keep a record of each safety check and give a copy to each tenant within 28 days of the check being completed

  • Display the Gas Safe Register ID card for the engineer who carried out the safety check

  • Provide tenants with an Energy Performance Certificate (EPC) for the property

It is also the landlord's responsibility to ensure that gas appliances are used safely. Tenants should be provided with instructions on how to use gas appliances safely and should be made aware of the dangers of carbon monoxide (CO) poisoning. Landlords should also ensure that tenants are aware of the location of the gas shut-off valve and how to use it in case of an emergency.

Failure to comply with these regulations can result in fines, imprisonment, or both. It is important for landlords to take their gas safety responsibilities seriously to protect the safety of their tenants.

Note:

Since 1st October 2022, all relevant landlords must:

1. Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.

2. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).

3. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.
